Two ADUs Plus Addition | Lakewood, CA

Total Square Footage: 1,352

Unit 1: 924 SF | 2-Bedrooms | 2-Bathrooms

Unit 2: 428 SF | 1-Bedroom | 1- Bathroom

The project involved the construction of two attached Accessory Dwelling Units (ADUs) integrated into an existing single-family residence in Lakewood, CA. To achieve the total added living area of 1,352 square feet, a structural addition was designed and constructed, requiring new foundation work, framing integration, and tie-ins to the existing building envelope.

Scope of work included:

  • Structural foundation extension and slab work

  • Wood framing and roofline integration with the existing structure

  • Structural engineering coordination for load transfer and lateral compliance

  • MEP system extensions (sewer, water, electrical, HVAC) with independent service configurations

  • Fire separation assemblies and code-compliant sound attenuation between units

  • Energy compliance in accordance with California Title 24 requirements

  • Interior build-out including kitchens, bathrooms, finishes, and fixtures

Close coordination was maintained between the homeowners, architectural designer, and structural engineer to ensure compliance with local building regulations and to maintain continuity between the original structure and the new construction.

The completed ADUs function as fully independent dwelling units, optimized for long-term durability, tenant occupancy, and income generation while preserving the architectural integrity of the primary residence.
